July has been an extraordinary month of real estate content, market intelligence, and neighborhood deep-dives — and as we close the book on the seventh month of 2026, it feels right to step back and take a 30,000-foot view of where both of my primary markets stand, what the data is telling us heading into August and the second half of the year, and most importantly, what this all means for the buyers, sellers, and investors who are trying to make great real estate decisions right now.

The median Charlotte home price has climbed to approximately $412,500, up 4.1% year over year — healthy appreciation that reflects real demand without the speculative excess of the boom years. Inventory is up, homes are spending 71 days on market on average, and properties are selling at 98% of asking price when properly positioned. These are the hallmarks of a balanced, functional market — not a distressed one, and not a frenzied one. A normal one.
For buyers in Charlotte's July 2026 market, the opportunity is genuine and the window is real. You have inventory to choose from. You have time to conduct thorough due diligence. But the luxury segment is telling a different story — one that historically precedes a broader market tightening. Luxury pending sales in Beaufort County up 30%. Sophisticated, high-net-worth buyers who understand real estate cycles actively deploying capital. Peak summer visitor traffic generating a fresh crop of motivated buyers who have just experienced the island at its absolute best and are ready to act.
This combination — of still-favorable overall market conditions paired with clear leading indicators of tightening in the premium segment — is exactly the environment that rewards buyers who move with informed decisiveness rather than waiting for conditions that may not improve from where they stand today.
